Emeryville · Hardwood Flooring
Engineered, solid, and wide-plank. Install and refinish. HOA acoustic underlayment handled, baseboards come off, Ram Board goes down.
Recent East Bay Work
These are recent Oakland hardwood jobs — our home base, 10 minutes from Emeryville. Your Emeryville install gets the same crew, same 48-hour acclimation, same baseboard-off protocol.

Emeryville hardwood specialists
Most Emeryville hardwood jobs happen above ground floor — and that means HOA sound-transmission rules govern the install. Acoustic underlayment, CC&R documentation, building-manager sign-off. We handle the packet.
We install and refinish hardwood across Emeryville — mid-rise condos near Public Market, waterfront units in Watergate, loft conversions in the Triangle, townhomes in East Baybridge. Every install starts the same way: 48-hour acclimation. Subfloor moisture-tested. Acoustic underlayment spec'd to CC&R minimums. Baseboards come off. Flooring laid with a proper 1/4" expansion gap. Fresh baseboards installed on top. Ram Board goes down before anyone else walks on it — especially critical during HOA walkthroughs and elevator moves.

Emeryville Budget Ranges
Bay Area market ranges we see for hardwood per square foot — install pricing includes material, acoustic underlayment, subfloor prep, baseboard removal and reinstall, 48-hour acclimation, and Ram Board protection.
$4–$8/sq ft
3–5 days
Sand, stain, and 2-3 coats of polyurethane on your existing hardwood.
Less common in Emeryville (newer buildings rarely have original hardwood), but available when it applies.
$8–$14/sq ft
2–4 days per room
New engineered hardwood installed over approved acoustic underlayment.
The typical Emeryville condo pick. Stable over concrete-slab subfloors and meets HOA sound-transmission requirements.
$10–$22/sq ft
2–4 days per room
Solid hardwood, wide-plank, or premium species (white oak, walnut, herringbone).
Available where HOA CC&Rs allow (solid hardwood above ground floor can trigger sound-transmission issues). We confirm with building management first.
Stair treads, borders, decorative inlays, and premium underlayment upgrades all add to the baseline. We walk through the specifics at the estimate so there are no surprises on install day.
Install Process
Four phases, every hardwood job. Acoustic underlayment and HOA packet coordinated before demo day.
We measure, inspect the subfloor, and confirm HOA sound-transmission requirements. Talk through species, plank width, refinish-vs-replace.
Hardwood sits 48 hours in your home before install. Subfloor flattened, moisture-tested, acoustic underlayment spec'd to CC&Rs. Baseboards come off.
Lay hardwood with proper 1/4" expansion gap over approved underlayment. Nail, glue, or float depending on subfloor. Elevator-scheduled material haul.
Fresh baseboards installed on top. Ram Board down across the full surface. HOA walkthrough and sign-off. Warranty in writing.
Emeryville Logistics
Residential flooring replacement does not require a city permit in Emeryville. Permits kick in only for structural subfloor replacement, electrical relocation under the floor, or radiant-heat install. Most jobs can start within days of quote approval, once the HOA packet clears.
Most Emeryville mid-rise and loft buildings require acoustic underlayment (IIC/STC rated, typically 65+) for hardwood above ground floor. We source compliant underlayment and provide manufacturer spec sheets to building management. Built into the quote.
Material delivery runs 30-50 boxes per install at 35-50 lbs each. Mid-rise buildings require elevator reservations. Quiet hours (typically 8am-6pm) govern when we can run saws. We schedule around both and coordinate with property management directly.
Many Emeryville condos sit on concrete-slab subfloors, unlike the plywood-over-joist construction of older East Bay homes. Engineered hardwood over glue-down or floating installs are the standard approach. We moisture-test slabs before material goes down.
What We Refuse
Installing flooring without removing baseboards, then covering the expansion gap with quarter round, is a cover-up. The floor buckles when the wood expands in summer because the baseboard is sitting on top of it trapping the expansion gap. If another contractor says they will "just use quarter round" to save you money, find another contractor.
48 hours minimum. We will not rush acclimation to hit a deadline or an HOA move-in date. Skipping it is the #1 cause of gapping in winter and buckling in summer. The timeline is baked into our quote.
Most Emeryville mid-rise buildings require CC&R-compliant acoustic underlayment for hardwood above ground floor. We do not skip it to save material cost — HOA fines and post-install re-inspection disputes cost the homeowner far more.
Every finished floor gets covered with Ram Board before any other trade walks on it. Especially important during HOA walkthroughs and elevator moves. We do not cut this corner.
Why Soto Bay
Hardwood sits in your home for a full 48 hours before install. Wood is hygroscopic — it expands and contracts with humidity. Skipping acclimation is the #1 cause of buckling or gapping down the line. We do not compress this window, even for HOA move-in deadlines.
Emeryville condos and lofts usually have CC&R requirements for sound transmission. We source HOA-compliant acoustic underlayment (IIC/STC rated, typically 65+) and provide spec sheets to building management upfront. Built into the quote, not an upsell.
We remove baseboards, leave a 1/4" expansion gap behind the new flooring, and install fresh baseboards on top after. No quarter-round cover-ups. No baseboards sitting on finished flooring hiding the gap. Standard line item, not an upsell.
Finished floor gets fully covered with Ram Board, taped at every seam, before any other trade walks on it. Especially important during HOA inspections and elevator moves. About $120 in materials that saves the thousands a scratched finished floor costs.
