San Leandro · Bathroom Remodeling
Full showers and full bathrooms at the existing footprint. Mid-century ranch experience, CPE pan liner waterproofing, permits on every job.

These are recent Oakland bathrooms — our home base, 15 minutes from San Leandro. Your San Leandro bathroom gets the same crew, same CPE waterproofing protocol.

San Leandro bathroom specialists
San Leandro is mid-century ranch country. 1950s-1970s construction means copper supply lines, not the galvanized we find in pre-war Oakland and Berkeley homes. Fewer surprises behind the tile, faster demo day, more predictable timeline.
We remodel bathrooms across San Leandro — Estudillo Estates, Broadmoor, Bay-O-Vista, Marina Faire, Washington Manor, Heron Bay, downtown. The scope is the same everywhere: full showers and full bathrooms at the existing footprint. Pre-slope under a CPE plastic pan liner. Cement board walls. Cure times respected. Permits pulled every time. When we do find failing plumbing during a full gut, we replace it while the walls are open — but in mid-century ranches, that is the exception, not the rule.

San Leandro Budget Ranges
Bay Area market ranges we see for full bathroom remodels at the existing footprint — includes demo, waterproofing, tile, vanity, plumbing coordination, and permits. San Leandro jobs often run at the lower end because ranch plumbing surprises are rare.
$8K–$15K
1–2 weeks
Fixtures + vanity, no shower rebuild.
New vanity, new toilet, new faucet and mirror, repaint, light flooring. Keeps the existing shower.
$15K–$25K
3–5 weeks
New shower tile + new pan + new vanity + new floor.
Full shower rebuild including waterproofing and new pan, plus all the light-refresh items. The most common San Leandro scope.
$25K–$35K
5–8 weeks
Demo to studs + new plumbing + full waterproof + tile + permits.
Everything new. Less common in San Leandro because mid-century ranch plumbing is usually still serviceable.
Cure times set the timeline floor. Mortar layers set between steps. Thinset cures 24 hours before grout. Grout cures 48-72 hours before shower use. Chemistry, not labor.
Build Process
Four phases, every bathroom. Ranch stock means fewer plumbing surprises than pre-war homes.
We walk the bathroom, measure, flag what we see. Talk through scope, tile, fixtures, timeline. Ranch bathrooms usually need less prep than pre-war homes.
Demo to studs. Plumbing and framing rough-in. Copper supply lines are standard in San Leandro mid-century stock. Permit rough-in inspection before we close walls.
Pre-slope, CPE plastic pan liner, cement board, tile. Cure times respected between thinset and grout. Chemistry, not labor.
Vanity, fixtures, paint, punch-list walkthrough. Warranty in writing. Final inspection sign-off.
San Leandro Logistics
Every bathroom gets a permit pulled through the San Leandro Community Development Department at 835 East 14th Street. No exceptions. The permit protects your insurance claim if the bathroom ever fails and keeps the work clean on any future home sale.
San Leandro's 1950s-1970s ranches usually have copper supply lines already — not the galvanized we find in pre-1960 Oakland and Berkeley. Fewer defensive replacements during full gut, faster timeline overall.
San Leandro streets are wider than Oakland or Berkeley, and most homes have driveway or garage frontage. Dumpster placement and material staging are straightforward — the neighborhood does not bear the cost of the project.
Mid-century ranch bathrooms are typically 5×7 or 6×8 — smaller than Piedmont estates or Alameda Victorians. Tight footprints mean tile choice and vanity scale matter. We walk through it at the estimate.
What We Refuse
Looks incredible in magazines and on Instagram. In real life, cleaning between the pebbles is impossible, soap scum and hair collect in the grout crevices, and the uneven surface is painful to stand on.
Anything smaller than 12×12 on a bathroom floor is a grout-maintenance nightmare. We install 12×24 or 18×36 porcelain on almost every bathroom floor — fewer grout lines, easier cleaning, calmer visual.
We will not skip the permit to save a few hundred dollars upfront. The cost savings on day one turn into insurance denial and failed home-sale disclosure down the road.
Relocating the toilet, moving the shower drain, carving a new bathroom out of a closet — that is whole-house renovation territory. We will point you to the right conversation, but we do not quote bathroom-remodel prices on what is actually a much bigger job.
Why Soto Bay
One waterproofing system on every bathroom — a traditional CPE plastic pan liner. Pre-slope mortar UNDER the liner. Finish slope mud bed ON TOP of the liner. Cement board walls above the liner turn-ups. One proven system done right beats mixing membranes job-to-job.
San Leandro's 1950s-1970s ranch bathrooms usually have copper supply lines already — fewer surprises behind the tile than pre-war Oakland or Berkeley homes. Our prep reflects that: less defensive plumbing replacement, faster demo day, more predictable timeline.
Mortar layers need to set between steps. Thinset cures 24 hours before grout. Grout cures 48-72 hours before shower use. You cannot compress those windows by throwing more crew at the job — honest timelines, respected chemistry.
We do full showers and full bathrooms at the existing footprint. No layout changes, no drain relocations. Layout changes are whole-house renovation territory — a different conversation, a different contract.
