Piedmont · Bathroom Remodeling
Full showers and full bathrooms at the existing footprint. Pre-war home experience, CPE pan liner waterproofing, permits on every job.
Recent East Bay Work
These are recent Oakland bathrooms — our home base, 5 minutes from Piedmont. Your Piedmont bathroom gets the same crew, same CPE waterproofing protocol, same pre-war plumbing instincts.

Piedmont bathroom specialists
Piedmont is a pre-war estate city — 1920s and 1930s construction hides original galvanized supply lines and cast iron drains behind the tile. A bathroom failure here can reach historic hardwood floors below. That is why we do bathrooms the way we do.
We remodel bathrooms across Piedmont — Upper, Central, and Lower Piedmont, Blair Park, hillside blocks off Highland and Hampton. The scope is consistent: full showers and full bathrooms at the existing footprint. Pre-slope under a CPE plastic pan liner. Cement board walls. Cure times respected. Permits pulled every time. On full gut jobs we replace failing galvanized and cast-iron plumbing while the walls are open — because doing it later means tearing the finished bathroom apart again.

Piedmont Budget Ranges
Bay Area market ranges we see for full bathroom remodels — includes demo, waterproofing, tile, vanity, plumbing coordination, and permits. Piedmont bathrooms trend larger, so mid-range and full-gut sit at the higher end of the Bay Area spectrum.
$8K–$15K
1–2 weeks
Fixtures + vanity, no shower rebuild.
New vanity, new toilet, new faucet and mirror, repaint, light flooring.
$20K–$30K
3–5 weeks
New shower tile + new pan + new vanity + new floor.
Full shower rebuild with waterproofing and new pan, plus light-refresh items. Piedmont bathrooms trend larger, so mid-range sits higher than other cities.
$30K–$45K
5–8 weeks
Demo to studs + new plumbing + full waterproof + tile + permits.
Everything new. Pre-war Piedmont homes often need galvanized and cast-iron plumbing replacement while walls are open — built into the full-gut scope.
Cure times set the timeline floor. Mortar layers set between steps. Thinset cures 24 hours before grout. Grout cures 48-72 hours before shower use. Chemistry, not labor.
Build Process
Four phases, every bathroom. Pre-war plumbing call made at demo day.
We walk the bathroom, measure, flag what we see. Talk through scope, tile, fixtures, timeline. Pre-war plumbing risk-disclosure upfront.
Demo to studs. Plumbing and framing rough-in. Galvanized supply + cast iron drain replacement call made here. Permit rough-in inspection before we close walls.
Pre-slope, CPE plastic pan liner, cement board, tile. Cure times respected between thinset and grout. Chemistry, not labor.
Vanity, fixtures, paint, punch-list walkthrough. Warranty in writing. Final inspection sign-off.
Piedmont Logistics
Every bathroom gets a permit pulled through the Piedmont Planning Department at 120 Vista Avenue. The permit protects your insurance claim if the bathroom ever fails and keeps the work clean on any future home sale — particularly critical on a Piedmont resale.
Piedmont has strict architectural review for visible exterior changes — window replacements, facade alterations, additions. Interior bathroom work is NOT subject to that review. No surprise gate on the project.
1920s-1930s Piedmont homes often have galvanized supply lines and cast iron drains past their service life. Full-gut scope includes replacement when we find failing lines — built into our process, not an upsell discovered mid-project.
Long driveways, stone steps, 2+ flights to main living areas on many Piedmont lots. We coordinate material delivery and demo debris haul for off-peak hours and bring extra crew for hillside logistics.
What We Refuse
Looks incredible in magazines and on Instagram. In real life, cleaning between the pebbles is impossible, soap scum and hair collect in the grout crevices, and the uneven surface is painful to stand on.
Anything smaller than 12×12 on a bathroom floor is a grout-maintenance nightmare. We install 12×24 or 18×36 porcelain on almost every bathroom floor — fewer grout lines, easier cleaning, calmer visual.
We will not skip the permit to save a few hundred dollars upfront. The cost savings on day one turn into insurance denial and failed home-sale disclosure — particularly costly on a Piedmont resale.
Relocating the toilet, moving the shower drain, carving a new bathroom — that is whole-house renovation territory. We will point you to the right conversation, but we do not quote bathroom-remodel prices on what is actually a much bigger job.
Why Soto Bay
One waterproofing system on every bathroom — a traditional CPE plastic pan liner. Pre-slope mortar UNDER the liner. Cement board walls above. Especially important in Piedmont pre-war homes where a shower failure can reach historic hardwood floors below.
1920s-1930s Piedmont homes often have galvanized supply lines and cast iron drains past their service life. When we do a full gut, we replace failing lines while the walls are open. The call is made at demo day, not on the quote — we cannot see behind the tile until it comes down.
We do full showers and full bathrooms at the existing footprint. No layout changes, no drain relocations. Piedmont has strict architectural review for exterior changes — interior bathroom work is not subject to that review, so no surprise gate.
Mortar layers need to set between steps. Thinset cures 24 hours before grout. Grout cures 48-72 hours before shower use. You cannot compress those windows by throwing more crew at the job. Honest timelines, respected chemistry.
